I'm interested in a new property that listed for 175,000. How do I determine what to start the bid at if?

Joijade, your question states "new property". By that, I assume you are referring to a New House opposed to an existing house. A builder is much different than a regular homeowner when it comes to negotiating a price. A regular homeowner is not "in the business" whereas a builder is a professional and knows exactly what a house will sell for. New homes in the LR metro area generally sell for $100 to $115 per square foot and many builders will not come down a dime off their asking price. If you don't pay it, they know someone will. There are some that will come off but that figure rarely is more than about 1%. You're better off asking for things to be done rather than cash...like asking for a fence to be built, etc. If you need help in negotiating, just let me know. I've been a broker for well over 30 years in LR.

FIRST ANSWER

Only bid the amount that you are confortable with. I would also advise you to have a real estate agent research compariable homes that recently sold and/or currently on the market within your target area. This will help you determine the "fair market value" for the house, and determine if this price fits within your comfort zone.
