home window. I did some internet searching and the home was bought by a bank at the end of January. How can I find out more info on the home and when it will be put on the market. I am very interested. Are realtors more able to access this type of information. Who should I contact???

I was interested in a home that had been in foreclosure for some time that I had kept my eye on. There is a website, http://www.foreclosure.com, that will give you all the information regarding the home that you are interested in. They have the agent name, (if there is one) that will be the selling agent, who the original owner was, who now is in possesson of the home, (Bank of America, VA Administators, etc.) the contact address and phone number. This was my starting place. I contacted my agent and gave her the information. And went from there after I had been prequalified for a loan, so I knew what price I would be shopping in for a home. Foreclosures can be a great bargain, or a nightmare. This is why you need an agent to assist you. You cannot do this on your own, you need a pro. A word of advice, do not go for a short sale unless you are able to wait at least 6 months while the process of purchasing is undergoing its process

I can tell you who I used but it would not be ethical to say so on here. But I can tell you, after much researching, and going through the process, I bought the home of my dreams, and it was a foreclosure. There are many brokers listed in many of answers in Trulia. I called one, got qualified, found a home, made my bid, and it was accepted by the bank. We close in 2 weeks. So it can be done in a fast time as long as everything your agent tells you to do is done, and the broker has all the paperwork needed for the loan to process. Then all thats left is the remaining time left to close excrow. Mine is about 2 1/2 weeks from now, so it went by very swiftly and smoothly as long as everyone has what they need to open escrow, paperwork for the loan process, the appraisal of the home is done within the time constraints, the pest report, the home inspection is done, and the pest report all done within the time contraints, usally 17 days from the date of escrow opening. And thats it..Get all your facts, a good agent, and broker, you should be fine.

Sometimes the Bank didn't assign anybody to sell the property yet and sometimes they offer to they clients and the property never become available to the public.
With the address I can verify is somebody already bought the property or if is still available.

Unfortunately based from my experience all you can do is wait for the bank to put it on the market.

What you can do is check it from time to time in home search websites like trulia. If you don't have the time to do that work with a real estate agent who will check the Multiple Listing Service (MLS) from time to time. I even think he can set up an automatic system where the agent will be notified if your home you desire is already in the market.

I would go with a foreclosure specialist. I know of a few good upstanding realtors in Hanford that do alot of business in foreclosure homes in Kings County. You can call anyone of them and I am sure they will help you. Make sure you are preapproved for a certain amount before you start to buy so you know the amount of home you can afford before you look. Know what you want in a home, and how much of an investment you have to offer. All of your questions will be answered by a good realtor. Take a look at the Thursday insert of homes for sale in Kings County. You will find alot of realtors in there that will help you get a start on your home hunting. Many real estate offices offer preapproval for purchasing a home for free. I hope this helps you, good luck and good hunting.

I would check on Trulia "Find a pro" in order to look for a qualified real estate agent in your area.

There is still plenty of time to purchase many homes that have a Notice of Default. In the state of California, foreclosure can occur as early as 3 months and 3 weeks after the NOD was filed. So, ask your agent to find out the date that the NOD was filed and/or recorded. Then, you'll know how much time you will have to attempt to purchase the property.

yes,realtors have the best access to this type of info. Buying a foreclosure is a tricky process and you really need an experienced agent to guide you through this. Remember that the realtor's commission is paid by the seller so there is no reason to deprive yourself of this type of expertise when it costs you nothing. There are a lot of excellent California agents who participate here and you would be well served by choosing one of them. Trulia "Find A pro" is a good place to look for an agent.
