Most FSBOs are usually wiling to work with a buyer's agent. Many local agents will handle the paperwork for such a transaction for considerably less than the customary 6% commission. I would recommend contacting a local real estate agent that you would be comfortable with, and let them negotiate the sale price and terms for you, with the seller paying a modest fee (1-2%). It is important that you make sure to at least consult with a knowledgeable agent to make sure you are protected and that the home has been thoroughly inspected.

FIRST ANSWER

I believe the rules of Trulia don't allow any specific endorsements but how about this as an idea - why not contact people you know who've purchased property recently and ask them if they used an attorney and if so, were they satisfied with their attorney? I would contact all the people I know to ask them if they know of an attorney who's been helpful. Finding someone who can give you a personal experience recommendation would be best.
