I'm in talks to build a 2200 square foot home in the Woodbridge community in Wylie. Is it fair to ask for $75?

Yes but you should build something that will be worth the money even at $75.
Why not build a house with a basement like I did near you.
My property value increased, my energy cost is less and my tax bill is less.
Wylie has some of the best soil in the state and I personally check.
I almost purchased a lot their.

The best thing to do is contact a Realtor in the area. They can provide you with a CMA of the homes and likely negotiate a better deal on the home than you can directly. Often there can be incentives that are not advertised or given to the public because you are a one time purchaser, but offered to realtors who can bring in multiple clients. It probably is even more important if you are negotiating with a builder. You want to negotiate from a position of strength with someone in your corner who has negotiates real estate full time. then you can get a good handle on the construction end of things. Then you can negotiate with the contractor from a position of strength...also look at the Project Management secrets page to understand the entire construction process, and how a contractor comes up with their pricing.

Then get yourself a Realtor who understands the present market where you are and what similar homes have actually been selling for that are brand new.

FIRST ANSWER

I would recommend that you hire a Realtor to work for you in your transaction. There is no cost to you for buyer services (the builders pay our commission). Having a Realtor act as your buying agent will ensure that you get a fair price and can advise you of any potential problems as well as help you naviage the various conract terms.

Specifically, in answer to your question, the current asking price for comparable homes in Woodbridge is $85 p/sf. In recent past, comparable homes have sold for an average of $82 p/sf.
