Hi Vegasjanny,

Based on your question you didn't specify whether you would like to purchase the property for short term rental usage or for long term rental usage. Depending upon this information, this would change the response. If you are looking for short term rental property under $130,000 than I would suggest first getting with a tax adviser in the Disney area that specializes in property and short term rental taxation issues for foreign national investors. I would be happy to point you in the right direction of an excellent one should you need that. After that is sorted out you will want to open your US bank account, they can also help you with that. Once you have that all completed you can select a Realtor to begin helping you with your property search, the US is different than the UK in the sense that our "estate agents" which we call Realtors, are able to show you everything on the market whereas in the UK they can only show you their own listings. This is nice because you only have to work with one agent vs. many.

Well, in 2012 it would still have been possible to find a decent vacation pool home for $130,000. Two and a half years later, they all gone.

I am from the UK too. I have done what you want to do and helped many others do the same too. PLease have alook at my site for recommendations from happy UK and Canadian buyers and sellers. There are lot of agents here that would want to help you but not all of them see things from a British person’s perspective. There is a lot to lean BEFORE you arrive. The last thing is to go and look at houses. Before I take you, you will know all there is to know about tax issues, Federal, State, County, Home Owners assn. The on-going expenses for Telephone, TV, Pool care, care of the garden, hazard insurance, money transfer, insurance, length of time you can stay here etc. All this will be made known to you when you choose me as your broker.

There are many investors from the UK in the area. All the others which have answered your questions are essentially right, but they didn't tell you the short term market is still soft. There are many hotels, motels and short term rental properties (actually an overabundance). For this reason it is unlikely you would make money in the foreseeable near future in the short term rental market. Many short term properties are actually being rented long term. The long term rental market is very strong as many people have lost their homes due to the financial crisis and are unable to obtain financing for another home. As one of the other poster pointed out, it is critical to determine if you are going to rent this weekly or long term lease.
If weekly you should look for furnished turn key properties & in neighborhoods that allow for short leases. & there are plenty of these available in a buyer's market like we have right now.

The long term rental market is also strong right now and we have advised many clients to buy property that has low HOA fees and turn it into a long term rental with or some without furnishings.

I have been able to get between 950-1500/month in a 3 to 4 bed home lately
