I'm flying in next week to buy a house in Lehigh Acres and the agent I found will spend only 1 day with me

and about 4 hours she said she could give me. I'm interested in buying a typical 3/2/2 and am a cash buyer. How do I handle this I really need to rely on a realtor to help me on narrowing down and I'm looking at foreclosures hoping to get the best deal. Should I get multiple realtors to show me houses every day as they seem to be too busy, but honestly if I had a good realtor that would find me a house while I'm down there for 4 days next week I would buy the house and than they would be done with me. any suggestions, ? thanks in advance

Your situation is not unique and we do hear this often. However, your best course of action should to pick one realtor that you can rely on to show you property until you have found your dream home, intelligently giving you the direction necessary for making a sound offer that wins the home, continues to process the paperwork diligently and keeps you informed continuously.
I am a buyer's agent. That means I work for you during this process regardless of how long and time consuming it may be. If I do my homework then we should be able to find you a home the first day if not be the next day. The foreclosure process runs very quickly and in some cases we can get next day approval or knowledge of multiple offers which will require us to counter with our highest and best offer which may take an additional day. The goal is to always be the highest and best if that is the home you truly want.

There are thousands of homes for sale in the area you have selected to make your purchase in and you should not have to look at them all but it may be even more difficult if you are only able to see a few if you really don't know the area. I will work very hard in making sure you have a full understanding of all areas and will give you plenty to choose from in areas that should give higher future rates of return for your investment.

I would interview several agents the first day you're in town. Find someone you're comfortable with and meets your needs.

In my opinion, the amount of time spent with someone shouldn't be determined by the amount of commission I'm going to make when all is said and done.

sounds as if your agent isn't taking you seriously, or you are working in a price range that offers little in the way of c0-broke commission. After all, it takes time and gas to drive around Lehigh all day without the assurance of a paycheck. Have you narrowed your search down to an area or price range? Hopefully you are on Listing book. Multiple brokers is definately NOT the way to go. find 1 good one and stick with them. I would be willing to help you if you want. Give me a call or e-mail

I recently bought a house in Lehigh as a vacation home. I unfortunately had a realtor that didn't do much for me. I found the house online and put the bid in. It was like puling teeth to get any other info. I also sent other names her way and she never followed up.
I did however come to find one that seems really helpful through my sister that recently bought after I did.
His name is JC Curbelo Century 21 Sunbelt cell239-851-6053. This is who I will be recommending in the future. I can also recommend a company that builds cages over a/c units. Very nice looking and strong and the most reasonable.
The company name is Secure-Air 239-340-0895 Owners name is Scott. (I had to find this on my own also).

Multiple realtors are not the answer. You would have potentially each agent show you the same properties as we all use the same inventory. If you have an agent who is willing to do the advance legwork, willing to listen to your wants, send examples of available properties, negotiate the best terms, see the contract through closing, and assist in post closing follow up, then it doesn't matter whether the agent spends 5 minutes or 5 days because you will get what you want. However, if you don't think that is what you are getting, then you need to look again. Find an agent who is experienced in the market, who has a record of success with out of town buyers. FIRST ANSWER

If your target area is specifically "Lehigh Acres" we see no reason to resort to multiple agents to have your needs met. Using more than one agent can become confusing and if the agent(s) are aware that this is the case, may not take you as a seriously........

You are providing enough lead time for a responsible agent to provide you with a minimum of several partial days in a row. You might want to target "full time" representation or someone that works with a "team" concept so your needs can be covered.

It your interests expand into the Punta Gorda/Port Charlotte areas we would be happy to support your interests in these locations.
