I'm considering to buy a RB condo, in a 55 community. Is it true that I cannot have any family member <55 and children, visit me, for more?

Dear Luis,
That depends upon the rules of the development. In other similar situations, grandchildren and other guests can visit but there is a restriction on how long they can stay. I have heard of 1-3 days. Have your agent get a copy of the Rules for that particular development before you consider buying there.

Yes there are restrictions on how often family can stay, but it is for extended periods vs. only one day. There are two 55+ communities in Rancho Bernardo, Oaks North as mentioned, and Seven Oaks. Both of these communities have the restriction. The kids would not be allowed to use the benefits of the clubs, but in Rancho Bernardo there are plenty of nearby nice parks and other recreation for you to enjoy with your relatives. I live and work in Rancho Bernardo and have helped seniors buy and sell property in these neighborhoods. They both have a lot to offer in choice of condominium, townhome and detached homes.

3 months is the standard...check with the HOA of the particular condo. Also be aware that some limit the use of facilities...such as the pool.

I work in Rancho Bernardo and sell in Oaks North on a regular basis. You must have one owner 55 years of age and the second one 45, unless a care giver. Your family can come and visit up to 3 months at a time. I am a SRES - Senior Real Estate Specialist, experienced in assisting seniors and their families.

State law says that anyone over 18 can own a home in a 55+ community, however one occupant must be over 55 and all other occupants must be over 45. The only exception is if you have a Doctor prescribed live in assistant.

Guests of any age may stay for up to 3 months out of 12, in most 55+ communities. If you are working with an agent, that agent should be able to contact the HOA for exact requirements. If not, I will be glad to research any 55+ community for you.

Luis,

Are you working with an agent pr broker? If so they should be able to get you the exact information.

Generally in age restricted properties, there is a limit to how long a “younger” person may stay there. In my experience it is usually 30 days.
