As you have probably heard it really depends on how well the home is priced to the market, a well constructed comparative market analysis can determine this. Most of my buyers end up making offers on the homes that they feel offers the best value in terms of price and condition. While these homes may not offer the largest reduction in price they many times are the best value. Remember good homes that are priced well will sell in almost any market.

With all of that said the average sold price of list price in that MLS area is 97% with the sold price of original list being 93%. Which means on average for the whole market area the negotiated price is about 3% less then asking. I would be happy to share more about where these numbers come from.

I'll tell you some advice a friend once told me. When you're buying a house in a market like this.. If the first offer you make doesn't embarrass you to make it, it's not low enough. Don't look so much at the asking price, offer what it's worth to you.

Lynn....

When making an offer there is no typical percentage below asking to make an offer. I would suggest having you Realtor prepare comps for the property you are interested and making your offer based on how long it has been on the market, condition of the property and the current comps.
