I couldnt find a reply button....I know the area pretty well, I'm looking at living in this place for a good ten, 15 years, Im aware of the insurance etc. The house needs minor work, TLC, nothing I cannot fix on my own. I have a general contractor that will do the inspection. What is the normal % commission for the realtor if I choose to use one?

Hi Chani,
Since there is no bank involved, no appraisal will be ordered. Unless you know the area so well and have had someone show you current comparable sales I would recommend ordering your own appraisal. That way you can be sure that the investment you are making in the property is entirely covered by equity.

If you are paying cash, you will be responsible for your attorney's fees, your Realtor's commission, and title search. You will need homeowner's insurance, but I believe that will be all of your expenditures.

First, you need to find a Realtor to work for you as a buyer's agent. He/she will be able to give you an idea of what your closing costs will be. As Anna said, you'll have to pay for title insurance, recording fees, an inspection, an appraisal (if you want one). Your costs shouldn't be more than a few thousand dollars.

Closing costs do vary, therefore ask your attorney for a good faith estimate; one can expect attorney fees, title fees, inspection fees, etc.
