I'm a REALTOR and plan to host an upcoming first -time home buyer seminar. I've done these in the past,

but
always looking for fresh content from prospective new buyers ... Attn: FUTURE HOME BUYER: what would be the most important topics you'd want covered in a seminar? Thanks in advance for your input.

Good points by Jason and Jared. No one tells most first time buyers that they need a good faith deposit (or how much it should be), then money down, money for an inspeciton, termite inspection, closing costs, etc, etc.

Then they still have to furnish and decorate this new home. And pay the bills. And do maintenance.

I have participated in a few first time buyer seminars to answers Q's about Inspections and home maintenance and upkeep in general. Please feel free to call if I can be of any help or answer your Q's!

Don't forget to cover total home cost. A first time buyer may not be used to upkeep, repairs, increased energy usage (especially with things like pools), etc. I find this was greatly overlooked during the boom.

Terrence brought up some good points. I would also cover costs associated with getting a Mortgage (points, title, escrows, etc.) It's probably advisable to hold it on neutral ground (YMCA, Local Firehall, etc). Best of luck.

I would include credit repair, go through the new FHA guidelines, touch on VA.

What content do you normally cover during your seminar? Mortgages? Inspections? Do you cover the buying process from start to finish?
