I love the end unit at center point farm(over 400k, original 200K 10 years ago), but not sure about this

location? and not sure about relling potential since the price did not go up comparing 2004 sale and 2008?

Its called, buying high and waiting.

Advice, either that owner waits for the price to rise, or you wait. Its not going higher any any time soon. 400K for that property 6 months ago? phew, should be work 350 today, and maybe 325 in 6 months. Never look 6 months to find the value today.

IF you do buy, bid at 20% under asking price, believe me do not let others convince you that a property that is not selling is worth what they say its worth.

Well, the last end unit to sell in Center Point was on 1/18/2008 for 405,000. This was a 3 bedroom 2/1 bath 2792 sq ft end unit. Actually, there are two end-units for sale in Center Point now. I would have to look at these a little closer to get a better idea on price. Seems high at first glance. If I could help you out in any way let me know! 610-864-1487

Market peak was summer of '06. Essentially, some of the gains from the period 2001-2006 are being given back; however the property did appreciate. Furthermore, price stability has begun to materialize and a base is beginning to form with nominal to single digit appreciation occurring through several parts of metro Philadelphia this year.
