It can be a tricky situation to purchase a home when you are thousands of miles away.
Knowing the process you will follow to make a purchase decision will be extremely beneficial for the real estate professional you choose to work with. For instance:

1. Will you need to come to FL to tour the home before making a decision?

2. What would be the lead time required for such a trip?
Timing can be a critical issue and building in excessive uncertainty is not well received by sellers in a competitive market.

3. When do you plan to be in Florida next.

4. How frequently have you scheduled to visit Florida.

-Ray, I know you believe 'cash' is a factor that will make you king in the the real estate market. You need to be aware, 50% of all home sales below $500,0000 are cash. Unless your CASH removes contingencies such as appraisal, inspection or really short close time (see the problem) is brings little to the table. After all, at the closing table, it's all cash.

I've seen cash buyers bid up a $95,000 home to $135,000. It is a real circus in some markets.

Good Morning,

There are many Realtors who would love to assist you, me included. Believe it or not, inventory is down for nice newer homes priced 100k or less. You have more choices above 100k but it depends on what size home you're looking for. There are still great deals under 100k.

You may want to consider homes built in 2003 or newer, they offer the lowest insurance rates because they were constructed to the 130 mph wind code.
