I live in a small NE North Carolina town and would like to buy a house.

What I find rather frustrating is how difficult it is to find out the actual value of the house and the comps without having to constantly run to a real estate agent. I would like to be able to find out the house value and the comps and then decide if I want to pursue buying the house. Most of the websites that supposedly give guestimates and comps cannot find the houses for sale in this small town. Other websites will list the house price, but will not give any clues as to the possible value or comps. Where can I find information on the house value and the comps without having to run to the real estate agent for every house I may be interested in?

Working with a Realtor will save you time,money, effort, repair problems, and likely legal expense. Realtors are informed and practice according to a code of ethics. Some areas still do not have the online capability you desire and it is acceptable to consult the experts. Market value of recent sales of comparable properties determines what a buyer is willing to pay and what a seller may be willing to accept. Each market is different. I'm also in NE NC.

Websites are ABSOLUTELY useless as they base their information based on averages. I've found that they can be more than 30% off of what the true value is.

This is a time when a great real estate agent will make you money since they're paid by the seller and they can look to see what's happening with similar sold listings but tell you what's happening in your market which can affect price. Some factors are inventory levels, buyer demand, etc.

A rule I learned when I started investing in real estate before I became an agent is that as a buyer, you make your money on the purchase side. Plus, there's more to buying a house along with getting a killer price.

You don't need to ask the agent for each house. All you need is one agent who can help you find that information for all the houses you're interested in. I have a relative who is a very good broker in NC if you are in the Raleigh area.

A real estate agent will be able to do a search on all the criteria important to you and in the price range that you are looking for. This cuts out a lot of wasted time looking at properties that do not suit your needs.

Find an agent that you feel comfortable working with. They will save you valuable time and also look out for your best interests.

An agent is your best source of information. The information we receive is accurately reported through the MLS. If you have an agent, he or she will not mind it if you run to him/her for the information. That's our job as agents. We don't mind the constant questions and need for information. A good agent should keep you updated, knowing your needs without you asking most of the time, anyway!
