I live in NJ and I want to purchase a house in Texas. What are the guidelines on purchasing a home in?

another state. I do know that when applying for a Home Loan. I must be on my current job for over 2 years. Now, if and when I transfer to the new state and get another job. I won't be on my job for two years at that time. How do I apply for a loan now on my current job? What is the FHA/HUD guideline for this?

There are lots of different loans for people with different situations. The best thing to do is talk to your loan officer and tell them your specific information. If you are in a salary job and move within the same field or same company the 2 year rule might be different. If you are in straight commission job, it might mean a different program for you. If you are changing careers it might be even different. There are many many factors that go into the loan. That's why it is best to discuss the whole picture with your loan officer. If you need a referal to one who works in Texas just give me a call.

Pamela, we have a lot of y'all coming from N.J. it seems.
Naoma is correct you do not have to be on the same job for 2 years . It is either 2 years same employer . it can be different job title, different field but same company , or two years same field of work, there it can be a different job title and company but same field.
As far as the FHA/HUD guidelines I assume you are talking about a possible move in 6 to 18 months.
Well if it is a transfer and you did not purchase the home with the intention of leasing it out in 6 months all is akay.
In otherwords if you are not transferred you will stay in the home 2 years.

We look forward to having you in Texas! The job market in the Houston area is great and we have some lovely communities in Houston and the surrounding areas. I suggest you visit with a loan officer and then you will know what price range you will need to concentrate on for your purchase. The loan officer will explain the FHA process and the programs available to you. Good luck!

People relocate all the time and purchase homes. I suggest you talk with a loan officer now and he/she can explain everything to you. I hope you are considering Austin, Texas! According to The Austin Business Journal, Austin was named third on the Forbes.com list of the top 10 "Recession-Proof" cities in the United States! We have so much to offer, not only in real estate, but the city itself. We're booming and I would love to tell you more. I am more than happy to forward any information you may need to help with your relocation and buying decision. Good luck and hope to hear from you soon.

If you have a relationship with a lender in your area, contact them for a recommendation in the area of Texas you want to buy in. The lender is you best source of advice for exactly what will be expected of you at the time of loan application.
Naima is right in the respect that you can change compaines as long as it is in the same line of work.
Good Luck! If you decide to come to North Texas instead of the Houston area, be sure to contact me.

The guidelines are that you must be in the same line of work for 2 years. Not necessarily with the same company. If you want to purchase now and rent the property, that can be done as a second home or as an investment in which case it would be a higher interest rate.
