You can get a mortgage with any mortgage compay that is licensed to do business in PA.
You can obtain a loan from any lender whose terms you deem acceptable.

Question for you: Are you familiar with the area? Ft. Washington is a GREAT place to live.....but are you aware of many other communities throughout Montgomery County that are likewise enjoyable places to live? (Did you know that last year, Forbes magazine named Montgomery County one of the Top 10 Places to Raise a Family?) Before you make your homebuying decision, I just want to make sure you are fully aware of all your options.

Neptune, we are lifelong residents of Fort Washington, I have been a member of the Fire Company for 49 years and was President of the Board of Commissioners in Upper Dublin for 12 years, so we know Fort Washington. as for your question a Mortgage broker should be licensed in Pa and more importantly you need to be able to interact with that person, especially i f there are any issues that arise, and in today's market issues are arising. No, you do not need the lender to be in PA. As long as the lender is licensed in that state you will be fine. If you need help with qualification or rates let me know, my mortgage bank is in NJ and does a majority of its business in NJ and PA.
