Market value can best be determined by preparing a report referred to as a CMA (comparative market analysis). It takes into account the properties both active and sold within your area, as well as including specific features (updates, pool, etc.). What we come up with is a price range at which the home should sell.

Your tax information shows a substantial increase in assessment over the past few years. While there is no direct correlation between that number and actual market value, it's definitely headed in the right direction.
