I like this duplex in Evanston IL that is listed at 436K, do you think it is possible that an offer of 350K?

Unlikely since Unit 1A closed in January at $417,000...same 3 bedroom & 2 bath unit. Also, if you want a deeded parking space that is an additional $25,000. My advice is to give the listing agent a call and offer your 350K and see what happens!

Hi Amigiarc1,

Is this unit a short sale, foreclosure or conventional sale? How long has it been on the market? How much earnest money are you willing to put down? This all makes a difference. Really, the only way to find out is to make an offer. I sold a short sale last Wednesday. A home worth $310,000-$320,000 sold for $210,000. Also, in Evanston by the way, I am negotiating on a home listed originally fro $340,000 for substantially less. You can't win if you don't play! FIRST ANSWER

IL is not my area but I did see another buyer make an offer like that last week in my office. The seller would not consider the offer. The listing agent called the next day saying the buyer wanted to make another, higher offer. The seller would not consider another offer from this buyer. Didn't even want to look at it.
