It sounds like you could really use a buyer agency relationship in your situation to get all the facts and figures on the properties you like. A buyer agent would work for you in your best interests. A buyer agent will represent you in the pursuit of a property with a fiduciary duty, with the goal to produce the best deal for you. A Keller Williams Realtor can work in such a capacity.

New agent = New listing...Let's say a frustrated home seller calls me and says, "My house has been on the market for a long time with XYZ Realty and it still hasn't sold."
When I take over that listing I know that Days on the Market are used by Buyers to justify a lower price. So when you re-list a home the clock starts over from the date of the new Listing Contract. I shouldn't be penalized for XYZ Realty's inability to sell it. If my marketing plan can sell that home in two months, but XYZ Realty took six months to not sell it why should I advertise it took me eight months to sell it.
In some areas the previous MLS information will be held for some duration of time and an agent may be able to pull those records to find out what they paid for a home, what it was previously listed for, how long it was on the market in the past but when it comes down to it. When a property is re-listed under a new contract the days on the market begin on the date of the new listing contract and not from a previous contract.
***XYZ Realty is a fictional brokerage far as I know. No offense intended if there is an XYZ Realty company out there, but a catchier name couldn't hurt.***
