I heard that RE taxes in Boothywn for a 400K new construction home, would be around $9k. Could that be?

Yes this is true. I have a listing in Boothwyn and the home is 5 years old and taxes are $11,000. My tip is to buy a home that is newer so you know what you are committing to as far as taxes. A home that is newer will have already been tax assessed. My listing is 10 Fawn Lane Boothwyn.

Tax assessments for new construction homes are set at the selling price so the annual taxes could very well be in the 9-10k range (i.e. selling price x tax % rate). Homes that are not new often have a lower assessment value (i.e. previous assessed value x tax % rate) and are not necessarily reassessed every year so this is why you may see very nice homes with lower taxes than newer construction. Depending on the municipality in Delaware County, the taxes could be that high. I know the millage rate in total is just about 2.5 mils, which is a nice way of sating percentage. So, yes, a $400,000 property assessed at $400,000 (Delco assesses 100% of pruchase price) could have taxes in the 9k to 10k range.
