I have some 400k and I am looking for a good investment in real estate. Which city can give me a good return?

There are great opportunities everywhere; just be sure to find a good REALTOR who specializes in residential investment property. They can help you figure out the best way to take title, a projected ROI (Return on Investment), operating expenses, tax implications and/or deferments, etc. For example, did you know you can purchase real estate and put it in an IRA? This type of transaction requires specialized training... Ask friends and colleagues for referrals or call the most reputable real estate company (with multiple offices) in your area and ask to speak to the "Broker of Record". The "Broker of Record" is responsible for all the agents who work at that company and he/she will know which agent is most likely to have the experience you need. Happy hunting!

David, I have one more comment. If you have $400,000 in cash, I would definitely recommend that you diversify and not invest it all in one property. I think a financial/tax planner would be able to help you in your decision making process.

Jim has some of the best terminology in his answer. However, in truth - your question is so vague he had to throw all that "jargon" at you.

I will tell you one word & it applies to all investment protocol (once you prioritize): DIVERSIFY

What is your time horizon? do you want appreciation? leverage? cash flow? Are you looking for a good Cap rate? a good ROI ? - Oh you want all those things. Fine but you must rank them in order of importance. Oh we are not done. Risk tolerance? some sectors are riskier but with higher expectation of return in the long run. Diversification? May be $400K isn't enough to really be really diversified. Pride of ownership. - do you care what the buildings look like? Or is it more important to see the m grind out cash? Management? How active a role do you plan to play as an asset manager? Anybody gives you a city before you answer these questions is telling you where its good, not the best.

New Orleans has excellent rehab values..with a market in most areas growing exponentially. There are some really good values in commerical properties along certain corridors.

What makes an investment here really good is for every additional dollar you spend to renovate, you can immediately depreciate 50% of this renovation monies in the year it occurs in addition to the usual depreciation....known as GOZONE incentives.

Depending upon the type of property, you may need it to be close to you. Single Family Residences that are close to you need supervison. If you buy a small mulit unit complex and have a property manager, you can entertain properties a further distance.

Rochester NY has caught the attention of several NYers lately.

You should consider Aventura, Florida. The is a temporary price drop in the condos around town; however, the commerial, residential, and business construction is booming. So if your looking for a great area to be at take a look at the Condo list on our website.
