As far as the house of worship within 100 meters, what is your concern?
Many homes don't come with basements, either due to style or under ground conditions, is it in a flood zone? Do other homes in the area have damp basements? It could be a good thing there is no basement, not my person preference when shopping for a home but do YOU like the house?
Is the street a narrow one way? is it difficult to get to? is there parking? how about on saturdays and sundays due to the place of worship?
All in all, not major factors which would affect the price, more of a preference thing.

As it pertains to House of Worship........what traffic implications are there, and at what time and day? The lesser the impact on traffic and parking, the lesser impact on price.
The one way street, in and of itself, is not an issue. Does the 1 way street impact traffic patterns or accessibility? Any concessions there will translate into value concessions.
If all of the neighboring homes have basements and yours does not, it will negatively impact value.
If you obtain a great deal on this property, this can still be a property worth serious consideration. Remember that the same reasons you believed the property is worth less will hold true when you go to sell it. Anticipate the need to discount relative to the competition and anticipate a longer selling time 5 years from now. If today's discount provides enough value and incentive to offset that, it might be worth consideration.

Raj, Is the home a Bilevel? This particular style of home does not have a basement. If this is the case, I don't think it will affect resale value. However, if the home is a different style that typically has a basement, it may be an issue. Most homes in Scotch Plains do have basements, so if you are one of the few without one, you just need to make sure you account for that in your pricing when you are ready to sell. As far as a one way street, I don't really see that as a negative. In fact, some people may actually like that so there is more control over the traffic flow. Being close to a house of worship may be a negative for resale value, but it really depends on the hours of operation. If there is only activity there on the weekend, it may not be a huge issue. Also, does the home face the property, or do you see it from the backyard or side yard? This can make a difference on desireability. Overall, if the current price reflects your points of concern, you should be fine. Just make sure you are not overpaying for a property that may take a bit longer to sell down the road.
