than reasonabe for the listing agent to offer a buyers rebate if I do not have a buyer's agent. I know realtors hate to split any fee but it is now a buyers market and the tables have turned. Has anyone successfully received a buyrs rebate and if so what was the % split? Also are the buyers rebates normally at the descretion of the indivdual realtor or a company policy?

It is best to work with a buyer broker who offers real estate rebates because the listing broker represents the seller's interest. If you work with such a buyer broker, the broker represents you and you can get a commission rebate. Real estate rebates are one way to save money when buying a new home from a builder or resale. Rebates can vary based on price and commission amounts paid by seller as well as company policy.

FIRST ANSWER

Hht, ask... Just ask the agent about them. I don't advertise that I will do them in anyway, however on some of my new construction projects, If a buyer asks I will work something out with them. Sometimes I am asked to help pay closing costs etc. So it's not rude to try! Sometimes yes concessions or rebate as you call them will be listed in the sales material, but in this kind of market I would alwys ask....
