I just saw an article today about the fact that the Senate is considering an extension of the tax credit along with a bill that is extending unemployment insurance. There are various forms of the bill being discussed, including extending it to all home buyers for primary residences, assuming they qualify in terms of the income guidelines. The discussion is to continue this until June, 2010. Let's wait to see what happens.

The short answer is you're not, but you must find and close on a property before November 30th to qualify for the federal tax credit. Since this doesn't leave you with a great deal of time, I recommend that you find yourself a good, local buyer's agent, and ask that person for help getting you pre-approved for a loan. You'll find quite a few buyer' agents in your city by going to http://www.rebac.net and selecting "Find a Buyer's Rep."

In order for you to get the tax credit, you need to close the deal by November 30th. Many brokers followed an unofficial deadline, and do not guarantee that a client will get the credit unless they went into contract a few weeks ago. If you are in the position to buy and want the credit, you should definitely find a buyer's representative in your area as soon as possible. Buyer's brokers/ agents are paid by the seller even though they help you, so hiring one should be a no brainer. Make sure you are your broker do your research and aren't too hasty to close, but start looking as soon as possible and definitely put in your application by October 30th. It would be difficult to close in less than a month.

No. But you should probably get with someone ASAP as it expires at the end of next month. If you get a home under contract within the next two weeks, you can most likely still claim the credit.
