I have excellent credit and a great job but no money to put down. What are my options here in FL?

I like that name. I am a surfer as well. Internet and the ocean.
Here is a suggestion that you may not have considered nor did I see offered in previous answers. There are Sellers in the market who are offering Lease purchase options. I can send you a list of homes that match your search criteria and indicate that the Seller is willing to entertain a lease purchase option. You can also ask all Sellers to contribute towards your closing costs. If you qualify, the seller can contribue up to 3 % in most programs and I have heard as high as 6% in others (verify that with a Lender). Therefore, you would not be asking for 100% financing. The last option would be to look for owner financing. However, I do not know of too many Sellers who will hold paper with nothing down.

The only options for 100% financing right now are either USDA or VA. Obvioulsy VA is for military so if that is not you, then check that off the list. As for USDA loans, they are a bit tricky. There is not much "rural" property in Volusia County unless you head west of I-95 (my family all live in Ormond so I know it well). You would have to check the USDA website and see if the property was eligible (you need to know the full adress).

Other than that I do have a third option but it requires a lengthy explanation - involves buying specific bank-owned REOs. If you would like to hear about it, you can call me - not a sales pitch, just probably easier that way. I wouldn't make any money off of them.

Hi There,

There are loan programs that could help you out. If you by in USDA approved areas you could qualify for 100% financing and get sellers to contribute to your closing costs. You must qualify for this program and seller contributions are negotiable. Let me know if you are interested and I can send you some homes that are in the USDA program coverage areas.
