We specialize in helping borrowers find lenders that offer difficult loans most lenders cannot touch. I have helped hundreds of people get approved for home loans with scores under 600.. We can help you find the right lender that offers a loan product that fits your situation.

Please consult any of the Mortgage Professionals that answered your post. You might have done that already since my answer is a 10 days old. If you need your partner's income to obtain mortgage then He/She needs to establish credit right away. Good Luck

Let me know if you haven't already found a lender to work with. These circumstances are workable with the right Captain at the wheel. We are licensed in TX.

Currently in San Marcos, new homes are better-priced than established subdivisions. I would recommend looking at some homes built around 2000 or later, then some in the new home subdivisions. You'll see that developers are aggressively pricing their new homes to get market share.

All the best in your efforts, and if you'd like some assistance in your search, I live and work in San Marcos. Please feel free to call.

Good morning,

Here is a link to FHA home loans calculators that were designed to help determining how much you can afford to safely borrow in order to finance your home. Please take notice that this is just an example, without knowing your details. This calculator is created to help first-time homebuyers purchase a home but thought it may have some basic help to your affordability of a home.

Here is another home affordability calculator that you may try. This will help you to estimate a home loan amount that you can afford based on the amount entered in the fields, i.e. income, debt, down payment, etc.

Hope this helps. My office is in Wimberley but San Marcos is inside my marketing area. Good luck to your findings. Should you need to speak to a mortgage broker, I have some to recommend.
