I have credit issues caused by my ex . My divorce decree says he is responsible for the negative accts. Is that enough for an approval?

No sorry it is not. If you are still listed as a co-signer on a joint account with your ex and he is marked late, so are you.

If you are an "authorized user", simply call the creditor to remove your name.

If he continues to pay late affecting your credit, seek legal counsel for options.

Could be. It certainly could be presented as an argument to show that you are not responsible for the debt. That will reduce your debt to income ratio. Only a qualified mortgage rep can help you figure it out. Message me for a few names I'd be happy to refer to you.

The answer is It Depends. Your credit score will definately be impacted by the negative accounts. This is one situation where I would recommend you seek out a good mortgage broker instead of going directly to the bank.
