I have clients who want to move to Clearwater, FLA

They are interested in Island Estates. I know nothing about this area. any advice or links?

Hello Roberta,we have many communities near Island Estates to also look at. Depending on your clients specific needs and wants ( are they interested in T/ Homes, condos, S/F homes etc) they will have a lot to choose from. Assoc. dues vary from one community to another. We have condos directly on Clearwater Beach , near it and some a short drive away, but located close to smaller local beaches with water acess to the Gulf. Island Estates is a great choice. I would just check up on the Condo fees and the taxes as they can eat you alive in Island Estates if you are not prepared. I know a lady who lives in a condo there and here fees/taxe are almost as much as here mortgage. Do your homework and you will be okay!

Tell them to rent don't buy anything here, prices are falling like Bush's ratings. If their retired Island Estates is a nice place but if a hurricane blows through it will be underwater, and try to get insurance, ha.. this state is a joke. I wouldn't commit to anything just rent and walk away when you want. I'm sure being in real estate you want a commission but do the right thing.

Island Estates is great as are many other areas in this area. You can find direct Gulf front condos for $499,000 and Gulf views for less. Intracoastal views are usually less. How about a 2/2 1530 sq ft condo with a boat slip listed for $420,000. On the mainland side of the Intracoastal you'll find water views under $200,000. Single family homes are also priced right. Coming from CA your clients will LOVE our prices!

FIRST ANSWER

Roberta,
Island Estates Florida is a popular Clearwater Florida waterfront premier boating community on the intercoastal waterways. Island Estates Condos on the water and Island Estates Homes are always in high demand and this is one of Clearwater Florida's best neighborhood.

Island Estates is an island located just before you arrive to Clearwater Beach (33767). Here you will find luxury waterfront homes and waterfront condos with amazing views and gulf access. It also has everything you'd expect in a neighborhood like retail shops, churches, restaurants, gas stations, parks and yacht club, boat docks and more.

Most of the homes and condos here are on deep water which is ideal for boaters both large powerboats and sailboats. This community offers boaters a straight shot to the Gulf of Mexico which is hard ot find and it is also an easy commute - straight on US60 to the Tampa International airport or Downtown Tampa.

It is a deed restricted community that has lots of options in waterfront condos, townhomes and villas which are a bargain right now starting at under $160,000 and @ 500 waterfront luxury homes which are always in high demand. There are also "boat slips" for sale here too.
