With that said - you are talking about the Elk Creek Farm community. The average sales price in the community over the last 6 months has been $358,333, with the list to sales price ratio being 91%, meaning that if a home is listed for $400,000 on average it is settling for $364,000.

This is a price range that has been hit harder than most in the Chester County Area. Overall in Chester County the market continues to be stronger compared to other areas of the nation, especially under $300,000 where most first time home buyers are buying, who account for more than 50% of the sales activity.

That is to say that anything above that $300k mark is taking a bigger hit.

Please also keep in mind, there are approximately 194 homes in this community, and having 3 sold in the last 6 months is only about a 1.5% turnaround, which is not too bad. Plus this community was build about 6-7 years ago which is about the length that most people stay in those types homes. The turn around is typical.
