I believe a number of properties were pulled off the market during this slow time. Also there have been a number of closings that have been completed. Sellers are motivated and buyers are responding.
My wife and I have lived in Spring Run since 2000. We are both involved in real estate in this community and currently have 4 "pending sales" and have closed on two others. We feel very fortunate to be living in a "bundled" golf community that is financially very sound. The golf course is very "friendly" and yet can challenge all levels.

Bob: Homes under $500,000 are moving very nicely now in the Brooks which is where Spring Run is located. Buyers are realizing they will never see home prices this low again in their lifetime. They are willing to purchase now believing prices are at or very near the bottom and want to be using their home whether it be a second home or their permanent home.

There have been several properties close within the last 45 days, 4 that are pending and several more that the listing has expired or terminated. There is good action in that community right now and sellers are motivated due to it being out of season. I play golf in the community on a weekly basis and nothing that I can see has changed with the community, just motivated sellers and good prices. If I can help you in any other way please contact me.

I don't know where Spring Run is but it was the end of the month. Many listings expire generally at the end or the month. I thought your question was very insightful. As a Realtor, I wish I could have said to you that I sold the difference in listings.
