The FHA good Neighbor Next Door is an FHA mortgage program designed to help communities and promote homeownership.

The FHA Good Neighbor Next Door initiative designed to encourage renewal of revitalization areas by providing law enforcement officers, firefighters, emergency medical technicians and teachers an opportunity to purchase a home. FHA provides a substantial incentive in the form of a 50% percent discount off the list price of HUD approved properties.

Hi Jacqueline,

You may want to also look into the Hillsborough County First Time Homebuyer programs. I have a client that is getting $35k to buy her home. It is a zero percent interest loan. It is allowing my client to buy a very nice house rather than a less desirable house in a possibly questionable neighborhood. As a teacher you realize the importance of the school ratings, so I would try to find something that fits your price range in a nice school district. I would opt for quality versus quantity!

And Hillsborough County can also advance you the $8k first time homebuyer money if you need that to purchase a house. You have to go with an approved lender that has taken their training and I am qualified to help you with that. Also you will need to attend a first time homebuyer class, too. And displaced Spouses (who have to sell a house due to a divorce) are also considered First Time Homebuyers with Hillsborough County.

You should consider looking at the project in Westshore - it has down payment assistance from the City of Tampa and is minutes from shopping, airport, and great commute to any area of Tampa. There are a few teachers looking at this project - the best thing are the prices. Monthly payments for the 2 bedroom start at $749 and go to $1,006. This is a homeownership project. Check out

Hi Jacqueline,

Good Neighbors is a program whereby the city gives low cost funds to buyer of homes to complete repairs and uses the mortgage total and the repair total in calculating the overall cost of the mortgage to you and you overall qualifications for it.

I am not in Tampa, but that how it works in a nutshell. Find an agent with experience in this area to deal with as there are limits and guidelines to follow.

Congratulations....
You can begin by doing some research on HUD's website. But should also consider contacting a local real estate agent that advertises that they work with HUD properties and its related properties. But before you even start looking, make a list of things that are important to you, school district, neighborhood, price, bed, bath, etc.

Once you do this, you can then contact a local agent and they should be able to guide you in the right direction. Be aware that some of these properties might require a bit of TLC.

This HUD (Housing & Urban Development) program is an attempt to place teachers, police officers and firemen into what can be "not-so-friendly" neighborhoods in order to raise property values and reduce the inventory of HUD owned homes. It can be a great program for some, just be sure to research the neighborhood and schools, if you have kids, before you buy to make sure it's a place you want to be.
