Hello Paul,

There are several zero down programs available to you.
VA loans do 100% financing for veterans.
PHFA loans give down payment asstance for FHA or conventional loans.
Montgomery county has a closing cost assistance program
USDA zones go from almshouse rd, between 232 and 263 and then to pineville rd to the delaware river and then runs north around Doylestown above Burnt House Hill Rd and Swamp Rd including Northam[pton Yardley Washington's Crossing, New Hope MechanicsvilleBuckingham Pipersville, Perkasie Sellersville, Dublin and Telford.
FHA allows for 3.5% down with up to a 6% sellers assist towards closing costs.
My office is on Street Rd in Southampton if you want to discuss all of these options.

Paul,
Congratulations on having great credit. There are some options generally available, but they have some strict qualifications. VA is the most universal, if you were a veteran. USDA is available for rural properties, but there are income restrictions based on the local qualifications.
Key Bank had a program recently, but I haven't checked on it lately.
Speak to a great local mortgage broker to find out if there are any local programs available.
Best of luck.
