I have a question that seems to go against the typical home buying process of making an offer.

I have a question that seems to go against the typical home buying process of making an offer. Lets say my wife and I were interested in this house , interested enough to talk offers. These folks want out of there home and really don't feel like fixing it up to just sell. If our realtor put the the ball in there court and said " there are potential buyers for this property that have a down payment and will be able to finance quickly (pre approved) and they don't want to go back and forth with offers and want to know your the lowest price on the house contingent upon a clean inspection?" Can we do this? I mean why go back and forth with offers if they know they know what they are willing to go down to? This is possible to bring to the seller correct?

You can certainly try, and some sellers may give you a number, but in my experience it's unlikely this method will get you the best price for the home.

I recommend having your agent get comps and facts to support the lowest possible (but reasonable) price. Write a personal letter from you and your wife to the seller about how much you would appreciate and enjoy living in the home. Present your offer in writing with a large certified check, a pre-approval letter, and the comps and facts to support the amount you've offered. Give a relatively short time frame for response...and that will be your best bet for getting the lowest possible price in my opinion.

I understand you would like to just cut to the chase, and you can do that by having your agent run comps and submit your "highest and best" right off the bat. The seller has already made their offer by putting a price on their house. I once had a buyer ask me if he could do this, "ask them what their bottom line is." It is up to the buyer to make an offer. The seller would be bidding against himself were he to give you their lowest.
