I am looking to buy a home some time this year and recently I looked at the Ryan Homes at Belmont Statation in Elkridge Maryland. They appear to be very nice townhomes but my question and concern is about resale value of the townhouse in this neighborhood since it is off of Route 1 and the surrounding areas up and down Route 1 do not appear to be that nice which could turn off potential buyers later down the road.
Could someone provide me a little more detail about the surrounding area near this neighborhood and let me know if I am over reacting or beiing too cautious about the surrounding area near this neighborhood. Thank you very much for your help.

Your instincts are correct. The good old saying, "Location, Location, Location" is absolutely true. Agents can't comment on fair housing issues, but they can comment on location. This location is tough for resale because of the surrounding motels, light industrial and traffic from Rt 1. So, yes, I would think twice about buying here. However, on the flip side, if the homes are good deals and offer more bang for the buck then this can offset the location issue.
In addition, Howard County has discussed for years revitalizing Rt 1. Communities like this are part of it. But, I think we have a long time to go before Rt 1 is truly revitalized.
The value of a buyer's agent would be to help determine if this community and pricing is a good value. Have you looked at what else is available for both new construction and resales in Howard County? My team and I would be happy to help you get through them. Let me know if we can help you further.

Use your gut instinct. If you are worried, then you know any future buyers will have the same concern. Yes, Realtors can not comment on what areas are good or bad. Buying a home is a huge investment. Buy something that fits most of your needs and something you can change if you want to in the future. Unfortunately, you can not change location. The golden rule in real estate is location, location, location. If you are not happy with location, then pass up this neighborhood. You don't want Buyer's remorse. I would look at other townhomes in county and compare their prices. If the price for this neighborhood seems too good to be true, be suspicious. If you are working with a buyer agent they would be able to show you what comparable homes have sold for in the area and what is actively for sale. This would give you an idea of what the values are in the nearby neighborhoods.
One suggestion that I make to prospective buyers that are considering a home in a neighborhood that are unfamiliar with is to do some reaserch online. there are various websites that will provide that data. Another is th drive thru at night,or on a weekend morning, and try to talk to people living there.

Agents really can't comment on whether certain areas are good areas or not. You really will need to do your own research and contact the local police department or school district for more specific information. I can tell you that Elkridge certainly has its positives and negatives and just as any other prospective place you may live, you should always do your homework.
