This is a great time to be a first time buyer! Even the term "buyer's market" has taken on a new dimension. Not only are there a lot of properties for a buyer to choose from, with very attractive prices, but mortgage rates are very attractive also. Add to that the first time buyer's $8,000 tax credit which can be applied to your down payment and your buying power is increased further. You mentioned that your pre-approval is not enough to purchase in your desired area. With a creative agent working for you, you might find that there are properties near your target area that are within your reach. You don't explain why you can't be in the areas which you desire, for example, Langhorne. Is it because you are not approved for a high enough amount?

I have done various grant programs through the state and counties, however, I will tell you that you will need to put some time and effort into this. You may have to take some classes as well. The grants will assist you with your downpayment or closing costs, but may not make a significant difference for your purchase if you don't earn enough to support the payments for a suburban mortgage.
