I am a teacher. It is my 5th year at a school that I drive 40 miles to teach at every day. I am renting an apartment and would like to buy a home. However, I know that I will stay teaching at this far away district for at least 2 more years before looking at a closer district (want to finish my master's first). SO my question is- in order to qualify for the teacher next door incentive on HUD homes (50% off list price and if a FHA loan then only $100 down), I saw on one website that it is supposed to be purchased in the school community you serve. I cannot find anywhere how this is defined or determined. If I am looking at houses IN the community I live in, but have always commuted, would I qualify? Also, do all HUD homes qualify for teacher/good neighbor, or just some?
How to Participate in Good Neighbor Next Door
Check the listings for your state. Follow the instructions to submit your interest in purchasing a specific home. If more than one person submits on a single home a selection will be made by random lottery. You must meet the requirements for a law enforcement officer, teacher, firefighter or emergency medical technician and comply with HUD's regulations for the program.
HUD requires that you sign a second mortgage and note for the discount amount. No interest or payments are required on this "silent second" provided that you fulfill the three-year occupancy requirement.
The number of properties available is limited and the list of available properties changes weekly.

Not so difficult!
First, check the availablility of homes in the area you want to live:

You have to live there for 3 years to really take advantage of the steep discount.
Some areas have other programs for teachers that arent limited to HUD owned homes.
Talk to a local Mortgage professional for some advice. If you need a referral please let me know.
