You don't necessarily have to wait until they come off the report if you already paid them. Your loan officer can ask for a rescoring from the credit bureaus and that should take just a few days.

Well since everyones asking, we have already paid off the collections on his credit, and are just waiting the month or two for them to be put on credit, we only needed 20 more points, i dont know if those two are enough to raise it that much. I am crossing my fingers LOL

You never know what the sellers circumstances are unless you ask. Get yourself qualified, you seem to have started the process since you already know that you don't qualify for now. Tell us more... are you in the process of repairing credit? trying to save for downpayment? Get yourself a buyer's agent to represent you, that doesn't cost you anything. You're already on the right track by asking questions from professionals...
