I have a daughter who is moving to Scottsdale area in the late summer. Where is the best place for her to?
purchase a home? Her price range is $250K? We're from Texas, where $250K will buy 3500 square feet. Thanks.

The $250K price range should afford your daughter many homes in the Central & Southern (Pima Rd. & McDowell) areas of Scottsdale. I just sold a clien's property in South Scottsdale at approx. 1,400 Sq. Ft, 2 bdm/2ba with 2 car garage & pool for $265K. She move to a beaututiful gated community in North Scottsdale (Shea Blvd. & Via Linda) with community pool and 1,500 sq. ft for $350,000. I am happy to help your daughter in any way that I can. I work in Scottsdale and my wife and I made the decision not to live there. Instead we live a little further N/W. We built a new toll brothers home in the 86085 area code. Have her look at homes East of I 17, North of Happy Valley Road, South of Carefree Hwy. Seach north of Happy Valley along Norterra Parkway, and North Valley Road. Lot's of new homes in all price ranges. New shopping malls, new schools. Good Luck. PJack

My fiancé just purchased in Casitas Chaparral on Hayden and McDonald for 226K. Also, there were others for sale in there too. One more thing to consider too during your search is if your daughter is thinking of buying the home herself; FHA programs are quite competitive now-a-days. It’s very little out of pocket and they come with great rates. With that being said, in order to go FHA the property needs to be FHA certified. Therefore if you are viewing town homes or condo complexes; the whole things needs to be FHA certified. Just ask your agent. Wow! I had no idea that small amount of money would buy you that large of a house, anywhere... period.
So, with that in mind I imagine there are quite a few people who'll never move out of that area once they've become accustomed to the square footage. Unless there is a draw to a new area that makes it worth trading square footage for location. Wed May 28 2008, 23:44

Honestly, in that price range I would concentrate on areas just on the border of Scottsdale. You definitely get a lot more bang for the buck. Personally, I like the Desert Ridge area, and that whole corridor to the south. It's kind of tough coming from Texas to Scottsdale and expecting the same quality of house. One of my clients just moved to Dallas a while back and the home he got for $250,000 was amazing. Keep in mind though that our property taxes are much lower which equates to more purchasing power.

As others have mentioned, $250K does not buy as much square footage in Scottsdale as it does in many parts of Texas. However, your daughter can certainly purchase a comfortable place in a good location for that amount. I recently helped a few young people move to Scottsdale for jobs, and two of the most important factors are where your daughter will be working and what kind of lifestyle she prefers. Moving to a new town, particularly when you don't know anyone, can be socially challenging. To meet people requires effort, through taking a class, joining clubs, volunteering, etc. One of the best ways for your daughter to feel at home quickly would be to move into an area that includes her age group, and then get involved locally. Scottsdale is quite large, and geographically long and narrow. I would definitely suggest that your daughter focus her search in the mid to southern regions of the city. If she is open to surrounding areas, she may get more bang for her buck in the 85254 zipcode, which is Scottsdale mailing address but Phoenix taxes/services. I would be very happy to talk with your daughter more about her needs at any time. Scottsdale is a great town, easy to get acclimated to, with very friendly people. There are 93 single family from 225K to 275K, homes available in Scottsdale. They range from 1100 Sq ft to 2400 sqft. Arizona is a big place. There are a lot of great values in the 250K price range. You can buy a home in the valley that is 3,500 square feet for $250K but not in Scottsdale. What I usually do is take the time to ask some very important lifestyle questions for people that are moving to the valley that revolve around work, family, personal and social events. For example does your daughter have to live in Scottsdale for specific reason (work, family, medical etc...) or will she just be spending most of her time in Scottsdale. If you know the areas she is interested in then you can view every home for sale in the valley (Phoenix and all surrounding cities) on a map. It all really depends. Right now it's a buyer's market not quite like Texas but if she's looking for a condo in Scottsdale. There are tons of options within your price range.
