In my opinion, it will be tough if you only have $2000. Even if you get the seller to pay closing costs you'll still won't be able to fund your escrows, assuming you get the full 3.5% down payment from the grant.

You may want to check out http://www.NACA.com. I am a Mortgage Counselor there, offering mortgages with NO down payment, NO closing costs, and we do not use FICO scores. Also, you can purchase anywhere, while some grant programs require that you buy in some areas.

I believe it is smooth sailing for you. The "musts" are to work with a knowledgeable lender AND Realtor. You could possibly have all your closing costs paid for by a Builder which would allow you to buy MORE home without paying anything out of pocket!

Let me know how I can help!

Do start with a good lender for the best information. I'd be happy to pass some names to you, if you like.

Buying a home is exciting and it's scary, too. Having an excellent agent and a good lender will help get you through to home ownership!

You should contact a mortgage loan officer certified with City of Grand Prairie Homebuyer's Assistance Program. Then you must work with a certified Realtor. The company that issued your certification may have a list of Lenders. I work with certified Lenders. Contact me if I can help.
Good Luck!

I am not sure which home buyer class you attended. Your credit score appears to be in good shape to purchase a home. If the class that you attended provides you with a down payment, closing costs are negotiable so $2,000 in the bank may not be a problem at all. A mortgage lender will be able to go through your exact situation.

Please contact me directly and I will put you together with lenders who will help you go through your situation, 817-729-4281 or john@dfwfamilyrealty.com
