I have a client that wants information about foreclosed properties, short sales and REOs. Can someone recommend a service or website?

I want a service that gives exclusive access to these properties. Maybe even a place to see properties before they go on the MLS. Thank you in advance for your help!

Fannie Mae's properties are found at Homepath.com. Freddie Mac's are at Homesteps.com.

You bet. What you are looking for is popping up EVERYWHERE.
Staty tuned for my next blog on Trulia that shows how this intent is becoming a preferred rescource for those who relay or RESPONSIBLE resources and individuals.
Of course entertaining the idea anyone is going to provide another agent or even a consumer access to cherry pick distressed real estate is indicating the folks involved is disconnnected from reality. If you client wants such acccess...any source available will make it clear, they will not longer be YOUR client.
What is available to paricipationg agents and their buyers and sellers is the 'First Look" option.
Membership has it priveledges...and you stated them in your question.
Because you actually posted this question is such a public forum, you truly understand the increadible value a real estate professional brings to the show when such resources can be offered to their 'A List' buyers and sellers. The depth of the benefit to the entire real estate profession will be realized by only a few. But those of vision have always walked alone.
Stop trolling for FREE and create value. Then keep the 'free loaders' out.

Banks often list distressed properties held by them on their website. Check with your local banker.
