Looking at Angela Elliott's answer below, and comparing it to short sales listed in Gainesville MLS as of June 8 2009, there has been a five-fold increase in short sales available in our market since last year.

As of yesterday (June 8) there were 142, ranging from $69K all the way up through $649,900.

Damion - There are approx. 24 listings claiming to be "short sales" available on the Gainesville MLS - 35 for Alachua County.

Hi Damion- The Gainesville market does not have quite the number of short sales as some of the more speculative markets, but the number is growing. We actually have a dedicated short sale/foreclosure search on our web site, which will display all the listings in the Gainesville MLS that indicate some sort of short sale eligibility. FIRST ANSWER

Short sales are EVERYWHERE in Florida ;-)
Nevada is #1 for foreclosures, CA #2, and Florida #3.

My question to your buyer would be does he/she know what is involved in buying a short sale?
It is not always a good price (but they think so)
It takes MONTHS to close - if you even get to that point.

Foreclosures or bank owned properties are a better bet.

Also, why limit their options? See what they want and then pick from FSBO's, short sales, reo, bank owned OR MLS.
