Mysusan, Other/Just Looking in 91801

I have a budget of around $300K and would love to move to a small town, a slower pace of life. Anyone have any suggestions?

My area is 50 miles from the SGV, but I cannot move to the I.E., due to the extreme heat and windiness of different areas there.

I am from the finance side. I moved her from California in 2008 and never regretted it. henderson here in Nevada is a great town. I have 5 kids and they love it as well. Also it was voted number 8 safest city in the US by realtormag.com

thanks for your suggestion, but I need to stay reasonably close to West Covina where my elderly mom lives until she passes away.

With the information you have provided the best area for you would be North San Diego County. Fallbrook is ideal for those wanting a slower pace of life but there are other options as well.

I cannot finance a candy bar. I literally have no income. I have to depend on a high, good sale of my home, but currently have no money to tweek or even to hire movers!

Fallbrook -- I have 2 homes available for lease
Temecula -- I have 1 condo avaialble

I can also help with the purchasing. Is $300k in cash or financed?

Both areas are quite and things to seem a little more relaxed. Temecula, sort of part of I.E. is about 5 to 10 degrees cooler than Wildomar/Lake Elsinore/San Jacinto, etc.

I am on the financing side, but I have an agent that might have what you are looking for.
Also if you have finance questions don't hesitate to ask, we have our own internal down payment assistance program as well.
We do underwriting preapprovals when you don't have a property to pick out to ensure you are approved and not just a generic approval letter.

You will be able to find a home in Las Vegas with your budget and can stay in the area like Southern Highlands, Summerlin, Aliante, Henderson & their surrounding area where everything is near, 15-30 min to the Strip, Airport and Malls. The only downside for you since you do not like the heat, we do get an extreme heat here during Summer, but once mid September comes the weather gets cooler.

Las Vegas or the outlying areas including Laughlin, Pahrump, Mesquite, etc. Las Vegas has two million people, which is the same amount of people in Los Angeles county alone.

Those areas you selected can be pretty expensive. There are some pockets of cheaper homes in the North County or even in Southern Temecula which is generally cooler than it sister cities to the north. Let me know if you have any questions regarding financing or a referral for a local agent. There are some pretty good programs that have down payment assistance in CA.

Best place to start is to hire an Exclusive Buyer Agent to represent you. EBAs represent home buyers only, and work to get you the best price and most favorable terms. You can go to NAEBA.org for a referral to an EBA in your area.
