I got my salesperson license. After looking around, I found out it would cost me much more to maintain the
license to buy my own house than using a flat-fee realtor. I am going to find a broker company. But after I locate my house and want to buy, can I act like a buy and use other agents to help me, such as a flat fee agent or discount agent? I will go to open house to see the houses instead of using my license and my company to see the houses I am interested to buy for myself.
Will this be okay?

Bppp,
Buyer representation is free. The seller compensates the buyer agent. Buyer agents will grant you personalized access to the MLS, provide you with current market trends and sales data, days on market, public property records, school profiles and community statistics, Assist you with securing financing, Arrange and attend private tours of qualified properties, Prepare the purchase contracts and legal documents and negotiate the price and terms in your best interest, Research property disclosures, Coordinate and attend the home inspection, Coordinate the bank appraisal, Assist in the removal of contingencies in the agreement, Provide you with professional resource recommendations, Obtain and secure your final mortgage approval, Assist in the coordination of the title work and deed preparation, Organize and attend the final walk-through inspection, Arrange and attend the closing….all while timing it out seamlessly, meeting all of the deadlines, taking on the role of a counselor, burning up their gas at $4 a gallon and having a trained eye for recognizing possible unforeseen risks that you miss. All for free to you…..however, by no means “easy money” Thu May 29 2008, 22:01

You are funny!
I am looking for my own properties and make my own efforts. I deserve any money I can save with my own efforts. How about you? Judge people like that so easily? Nobody would like to do business with you and let you earn easy money. If you want to make money in real estates, you have a plenty of opportunities. What you need is to find your own business. Definitely my issue is not your business at all! It is a blessing that I don't have to do any business with you. Wed May 14 2008, 10:46

Bppp, your credibility is lacking and your ethics are, at best, questionable. There is no possible way that I would do business with you! Good luck, Jon

What are you trying to accomplish? The best possible price? If so, remember that the best deals are made, not found. Expert property search, analysis and negotiation can best be done by a Realtor with experience and market knowledge. Unrepresented buyers often play right into the hands of a listing agent who can negotiate with a distinct advantage, collect both sides of the commission and cost the buyer more money because they do not have enough information and skill to get the best value.
What are the chances that the perfect property for you will be held open at the right time, and you'll find it, and it will still be available, and at the right price, and you will close the deal without a professional, experienced agent? Do not pay for buyer's agency, and do not confuse commission with price and value because, in relative terms, you maybe focusing on pennies and costing yourself thousands of dollars!
