A good realtor in your area should know - hands down.

"A good realtor" is one, in this case, that does a lot of business with developments.

Best way to find one is to go to new developments in the area - see who's marketing it and there's a very good chance that you can ask them.

My suggestion - if you find one that knows the developer, you should probably use them as your real estate agent. Use that agent to contact that developer - then meet with them or their architect if the developer doesn't have anything available right now. Use the agent to find you a nice lot, build that home on it.

If you go to a development and the agent doesn't know or isn't familiar with the one you're asking about - cut the ties right there. Say, "Thanks" and leave. You'll eventually find one that knows them.

I know this because my partner knows ALL the builders and developers on Long Island - every single one of them. he's done developments before - developers give their projects to agents or brokerages to market and sell their properties. They can arrange commission payouts or choose to have a brokerage handle it internally (not paying a commission per se, but an overall fee to the brokerage).

I usually look through the tax records to find the builder, then contact them directly (or course it's easy for me since I'm a realtor). Most builders keep a record of the floor plans for each lot. That being said, most builders use popular plans from Frank Betz or Donald Gardner, both have websites that allow you to search for plans.

In my opinion, Jane, the real estate lady who answered this question previously, had it about right. Suggest that as a first step you tackle the town bulilding permit records and find out who the architect and/or builder/developer was, and at step two, call that individual or company listed and get your plans, if possible. Town permit people are usually very helpful in these matters. If at all possible, contacting the buyers real estate agent and the current house owner for additional information and further help (down the line), may be a possibility but their cooperation is strictly a long shot from my point of view. Also, I suspect there may be some minimal costs involved here.

You should be able to find out with the seller of the house you found and loved. They will be able to tell you the builder name etc..also you may be able to get the floor plan from them directly and any information.
You can also go to the local town office--building , permit department--and find out who is the builder etc..

FIRST ANSWER

My suggestion would be to speak with the people in your local Permitting department - find out who pulled the permits for the home (sometimes it will be the homeowner, but generally it will be the builder). From there, you should be all set!
