Welcome to Long Island! My first advice would be to find a certified buyer representative that you can trust and hire them to work with you. You are already going to pay the commission - it comes out of the sales price - so you may as well have someone working FOR you rather than merely WITH you. A seller's agent or broker's agent works for the SELLER and not you, the buyer. Broker's/seller's agents cannot give you advice on which house to take, what price to offer or any other information that may be deemed detrimental to the seller.
