I finally qualified for a home loan. I just got my letter today. I am looking in the East Cobb Area.

I qualified for 125k but I can only spend $500 per month toward the mortgage so I have to stay under 100k.
Any advice on where to look.

I'll pile on and add my congrats too.

While the NSP funds referenced below have all been reserved (there was a waiting list for funds last week in excess of 150 people), several other options are available for first time home buyers. Read the fliers at the blog link below to find out about several down payment assistance programs including the federal down payment assistance program that will multiply the funds you have for the down payment by five. If you are contributing $500 (the minimum), this program will add an additional $2500 for a grand total of $3,000! Accordingly, if you have $2,000 to contribute, the program will add an additional $10,000 (the maximum) for a grand total of $12,000 in down payment toward the purchase of your new or existing home. Restrictions apply, so please be sure to read all about it and the others too.

Congratulations! What a great feeling!
There are lots of homes in my East Cobb area that can suit you! I have three other first-time buyers looking here as well, so I know what's out there! For distressed properties, you must be prepared to move fast, so have your pre-qualifying letter in hand when you are ready to make an offer!
If you want a particular school system, start with that, otherwise, think about what work you would be willing to do on a property that needs some TLC, as with Short Sale, Foreclosures, etc., that will likely be the case. Plan in your budget for things such as inspections and repairs, insurance and utilities, so there are no surprises when the time comes.

You should be able to find a single family home in your price range. I just helped one of my clients get a deal on a HUD home in Cobb for $78K It's a great house!

Hi there,

That is wonderful that you know you qualify for a mortgage...that must be a lot of weight lifted off of your shoulders!! In order for you to be able to afford the 'East Cobb' area you may want to think about purchasing a foreclosure. There is a great down payment assistance program through Georgia Dream NSP (Neighborhood Stabilization Program). This program allows the buyer to get $14,000 towards down payment on a FORECLOSURE home only. This $14,000 will be totally forgiven over 5 1/2 years you are in the property. There are some income limits but I think you would be okay considering the amount you are qualified for.

I have many clients that are in the same position as you...wanting more but only able to afford quite a bit less. This program allows you to buy more and have a lower payment. I am a Buyer's Foreclosure Specialist and would be happy to assist you in finding a home that would fit this program. Cobb County also has many down payment assistance programs as well but the income limits are lower than the NSP program.

You may also benefit from looking at HUD homes as long as the repair allowance is low. If you are a first time homebuyer we don't want you to end up in over your head in repairs!!

Congratulations! In East Cobb, you may need to look for a condo or a townhome in order to stay in the price range you want. If you are looking for a single family house that doesn't need a lot of repairs, it will be challenging to find something in certain school districts. You need a Realtor who knows the area well and who will work to get you the very best property for the price. Is East Cobb your preference because of location or schools? I have experience in all price ranges and am very familiar (as an investor) with what is available in the $100K range. Please don't hesitate to contact me and good luck!
