I discovered the community of Rancho Sahaurita and it appears to be a great community. Any pros/cons to?
considering a home purchase in that community?

No pros or cons - it is as good erea as any. If you would tell me what your preferences are, I would be able to give you some suggestions. For example - if you are looking for semi retirement place, Rancho Sahuarita is good choice - if you are going to work downtown Tucson, it is rather long commuye.

Hi Ryan,
The Rancho Sahuarita Community certainly has some great features, and as you probably know it has been featured as an Award Winning Community nationwide. There are pro's and cons to every Community, and it certainly depends on your personally lifestyle and what you are looking for in a home and neighborhood. They do have an Assocation, and also an Association clause that you have to pay back a percentage of the sales price of your home to the Association when you sell. This is important to figure in when you are making an offer or selling your home in future, but it also assures the Community of the great facilities that they have to offer. The Community is a bedroom community so you do have a freeway commute into the city. Some of the outskirt of town have experienced slowing in the market in Tucson. However, positive press has been released about Rancho Sahuarita in 2007. A new shopping center was just opened, and there are plans for future development within the community and outside of it. Ryan, homes on the outskirts of town are definitely selling well. Vail (SE), Marana (NW) and SW Tucson have exploded in growth the past few years and yes, the prices are a bit lower than Tucson itself, where there is nowhere left to expand.
The slowdown of the real estate market is not focused just on the outskirts of Tucson, and because I can't predict the future it's hard to say you can expect to make XX amount of profit after XX years. As I mentioned in my first post, RS is a rapidly developing community with a solid infrastructure and the town of Sahuarita has solid plans of expansion. Rancho Sahaurita is a great community, with parks, common area, pools and a real community feel to it. The main con is that it a bit of a distance from Tucson (20 to 30 minutes). In our real estate market today homes on the outskirts of town are not selling as well. This could be both a plus and a minus because you can buy more home for less money, but if you need to sell soon you will have a bit of a hard time of it. I would say that if you plan to be there 4 to 5 years it should be okey, less than that may not be advantageous to you.

Hi Ryan,
Glad to hear you're considering Rancho Sahuarita for a home purchase. I would say the pro's outweigh the con's, but lets go over them. Pro's: 1) A well developed master planned community - Since it's inception RS has made the right moves and it shows in the community. Tastefully planned, well taken care of, walking trails, great clubhouse, largest splash park in Arizona, HUGE fitness center, event lawn, etc. 2) Nearby shopping - The new Fry's anchored shopping center just opened recently and provides immediate option instead of having to drive further north or south for groceries (also a restaurant in the same complex). 3) Nearby schools - Both a K-8 and K-12 school in the community make raising children a much easier feat! :) 4) A Lake! Cons: 1) South of Tucson - To be honest, this isn't particularly a con. Many residents like being a short jaunt away from Tucson and RS achieves this gracefully. You're maybe 15-20min away from town should you want to drive in for a movie or shopping at the mall. This is just my personal opinion, other agents will probably chime in with more input. With over 9,000 residents and builders still building out, RS is definitely a choice to be considered. Prices have been slowly trending downward the past few years and some of the new home builders are offering very enticing incentives.
