Even a cash buyer has to sign a purchase contract, and to sign a contract, any contract, in the state of Arizona you must be 18 years old (with a few obscure exceptions as Rod mentioned).

Getting a loan at 19, as others have mentioned, may be a completely different story. While it may be *legal* to get a loan at 18, finding a lender *willing* to do that could be difficult.

You can buy a home at age 12....if you have cash.

You cannot sign a mortgage contract/note until age 18 in most normal circumstances....

There is no law that I know of saying a 10 year old cant own property, they just can sign contracts, so if a cash buyer any age right?

Glugo,

Please call an in-state lender in Arizona. You should first find a Realtor who may have good repore with a lender and they can lead you in the right direction. Any Yuma Agents out there that can help these people ?!?!?

The legal age to buy a home in Arizona is 18, however maybe the lender that you spoke with has some rule that they won't lend to someone who is not 21??? I would speak to more than one lender about that and definately speak to a lender at your bank. If you have been banking there for a number of years that will show some longevity and history of credit. We have several local banks tht are terrific for hard to finance properties. Please feel free to call me or email me directly and I'll see what I can do to help you get started!! Take Care and Have a great Day!

That's what you get when someone outside AZ answers AZ questions - misinformation. 18 is generally the legal age to sign a contract in AZ, although there are exceptions for veterans and a minor married to an adult. Best to speak to a lender about your qualifications to buy a house, both legally and financially.

Did you talk to a lender??? I didn't think there was an age limit - other than 18 years old.
