I'd like to buy. But why is the realtor only stating CASH or CONV financing to purchase

The seller may have requested that the Realtor only except cash or Conv as going FHA the seller will have to pay more.
Just ask your Agent to call their agent.

Typically, the listing agent knows that it will not pass an FHA appraisal.... which is also like a mini inspection.
And if the seller isn't going to fix anything, you will have to go conventional.
FHA loan may still work, but some people are pretty stubborn.

it may not qualify for fha financing, it may need too much work. It is always better they state it ahead to save the time and painful reality when you make an offer, go for financing, pay for an appraisal and they tell you the property doesnt qualify. ask teh broker to tell you specifically what it needs or why, they should tell you and be able to help you. good luck rich
