buyers had found other homes. When I met her yesterday at the house, she said she had a full price offer but gave some reason (didn't make sense to me) that she was not going to present the offer for 48 hours. I told her this AM that I wanted to make an offer for 4,100.00 more. This afternoon she told me she gave the client my offer & would be writing up a counter offer & come by my house to have me sign by offer. this seems very wrong to me. I am tem pted to just not sign a Sales Agreement. Is this proper???? I thought an agent had a moral obligation to present offers as they were written & NOT disclose another persons offer. Please advise, I am really in a quandry. Jo R.

FIRST ANSWER

Agents have specific ethics they are to abide by, having that said, the listing agent's primary responsibility is to the seller. They can either disclose or not, according to what the seller wants. They can also represent buyers on the same sale. The fact that this agent has asked for a counteroffer just means that she is doing her job as an agent representing her seller. It could be a counteroffer based on the terms of the sale, not the price. You will have to decide once you see the counteroffer. Good luck!
