The Agent who is Selling the house works for the owners of the house. Everything they tell you is going to be for the best interest of their Sellers. Your Agent works for you, let them do their due diligence.

You should contact your Agent ASAP and have them get you the info. All communications should go through Agents and not Buyer/seller or buyer and selling agent for Example.

FIRST ANSWER

No, you should go thru your agent. Assuming you've already seen the house with your agent. It isn't clear. Usually when a buyer with an agent calls a listing agent, the listing agent asks why are you aren't asking your agent.
